Moving into private student housing can be an exciting step that gives you even more independence at university! However, if you’ve never been on a property hunt before, it can be hard to know what you should look for. 1. The black stuff

Mould’s often a common issue in a student house and can be a health risk to boot! If you spot any, especially on outside walls, around windows or blocked-up chimneys, it could be a sign to back off. Common signs can be flaking plaster, damp or a musty smell.

2. Unexpected guests!

If you notice any signs of pest infestation, it might mean the house isn’t getting the attention it needs. Look out for droppings, grease marks around skirting boards or the beasties themselves. Don’t be afraid to check out the kitchen cupboards!

3. Stuff ‘n’ things

Before moving into a house, find out what furniture and appliances are included. If there’s anything in bad condition you would like replacing, get the landlord to agree to this in writing – that way, you’ll have proof if they don’t act on it.

4. Safety first

Ensure there are working smoke and carbon monoxide alarms, as well as fire extinguishers and/or blankets! If these are missing, it could be a sign that the landlord isn’t all that bothered by the welfare of their tenants or property…

5. Locking good!

How secure is the property? Pay attention to how the locks on the doors work, do the windows lock? Is there a burglar alarm? The last thing you want is to live in a house that’s basically an open invite to thieves!

6. Location, location, location

Do you already know the area you’re thinking of moving to? If not, it could be a good plan to check out local amenities. Also pay attention to the neighbours – do they seem like people you’d be happy living in such close proximity to?

7. Feeling warm?

Find out how well the house is insulated, as this will affect how much you have to pay for bills! Check the windows and doors for drafts, make sure the boiler and heating are up to scratch. You could even check the roof for missing tiles!

8. Ask questions

Don’t be afraid to ask letting agents and landlords about anything you need! Also, if you can, it might be good to speak to existing tenants about the house. They’ll already know the property, and should be able to give you the true lowdown!

9. Show me the money!

In most cases, you’ll have to pay a deposit upfront when signing for a house. Legally, these should be placed in a deposit protection scheme to protect your money. You should ensure this is the case for your house, or you might run the risk of losing out if renting from an irreputable landlord.

Although there’s a lot to remember, house hunting can be fun, and a great opportunity to really get to know your housemates! Once you’ve found the perfect house, you might also want to consider protecting your belongings. At The Insurance Emporium you can get Student Insurance with cover for Contents up to £5,000 as standard. They also offer up to 30% student discount on policies!
